Asset refinance case study: £150,000 for a Moray manufacturer

Yes, a business can raise cash against machinery it already owns. This is asset refinance. In August 2026, a Moray manufacturer raised £150,000 this way, paid back over 36 months. Our team did the lender work. The director only had to choose.

Moray asset refinance case. In this video we are going to discuss this Moray refinance case. Asset refinance gets cash out of things your business already owns. You keep using them. A Moray business had costly short term borrowing. It had a business credit card and short term VAT loans. Its bank had said no to an overdraft. It read the balance sheet, not the plan. Our team did the lender work, from first call to payout. We met the director, and saw the machines at work. We spoke with lenders about what the machines are worth. Then we brought back offers. The director chose how to go ahead. Without a broker, a business must tell its story to each lender. Many of these machines were over 25 years old. Some were one of a kind. Not every lender will take machinery like that. It takes the right one. The refinance cleared the credit card and the VAT loans in full. Now there is one bill each month. It ends on a known date. The card is free again for stock. It was hire purchase. The lender owns the machines until it is all paid. Every case is different. This is not a quote. What problem did the business have?

The business was paying high interest every month on short term borrowing.

It had a business credit card and short term VAT loans. A long term balance had built up on both. The card, used to buy stock, was no longer free to use.

Earlier in the year, its bank had said no to an overdraft. It read the balance sheet, not the plan: investing in machinery, and passing the business to the next generation.

What did our team do, step by step?

Our team did the lender work, from first call to payout.

  1. A first phone call about the business, its borrowing and its plans.
  2. A meeting in person. The director showed us the assets and the purpose they hold in the business. We saw the factory working on a normal day.
  3. We spoke with various lenders about valuations and pricing.
  4. We worked out the options for acceptance.
  5. We did the background work on the valuations and obtained offers to present.
  6. The director chose how to proceed, and that was all.
  7. We came back with the documents to sign. The payout followed.

How much time did this save the director?

We took the hours of lender work off the director.

Without a broker, a business must find several lenders itself. It tells its story to each one. It shows each one round the factory. It spends hours with each. Our team did that work instead.

Can old machinery be refinanced?

Yes.

Machinery over 25 years old can be refinanced, with the right lender.

Many of these machines were over 25 years old, and some were bespoke. Not every lender will take machinery like that. It takes one that trusts the business plan and the broker's proposal.

Which lender said yes?

Haydock Finance, a specialist lender that works only through brokers.

A business cannot go to Haydock on its own. Some lenders we can ask only work this way. Haydock took a positive view of the proposal. Once the inspection was done, we met the director again and went through the documents before signing.

What were the numbers?

The business raised £150,000 against its own machinery, paid back over 36 months.

How did it cut the cost of the short term borrowing?

High cost borrowing was replaced by a lower cost type of finance.

A credit card and VAT loans are a high cost way to borrow, built for short term use. Hire purchase secured on machinery is a lower cost type of finance, built for the longer term.

The £150,000 cleared the card and the VAT loans. So the balance moved from the high cost type to the lower cost one. That is why the interest each month fell a long way. Moving short term borrowing to a longer term agreement meant a large saving in interest each month.

One honest point. Refinance often costs a little more than finance for a new purchase. It is more detailed work. But it is secured borrowing, so it is often more competitive than an unsecured loan.

How did it make cash flow easier to manage?

One payment a month, with a known end date, is easier to plan around.

Before, several short term debts fell due each month. Now there is one agreement and one payment a month. The total going out each month did not go up. In 36 months the balance is cleared in full.

The card is free again for stock. The VAT loans are gone. The business had a cash boost in the bank going into the end of the year. The customer is delighted.

Frequently asked questions

What is asset refinance?

Raising cash against assets your business already owns. The lender lends against what they are worth today, and you keep using them. Most lenders lend up to 80% of that value. On hire purchase, the lender owns the asset until the last payment.

Can I get finance if my bank has said no?

Often, yes. A specialist lender can see a case differently. No lender promises a yes. Applying to us does not affect your credit score. Any credit search comes later, once you have given your consent.

Is this sale and leaseback?

Close. This was sale and hire purchase back, the usual kind. True sale and leaseback is rare, but we do arrange it.

Is there a tax side to refinance?

There can be. We are not tax advisers, so ask your accountant first.

We never share a customer's name or exact location. This is general information, not financial advice. Every business is different, so base any decision on your own situation.
